Thailand Retirement Visa (Non-Immigrant O-A)
The Non-Immigrant Visa Category O-A is Thailand's dedicated retirement visa — the most established long-stay pathway for foreigners aged 50 and over who want to live in Thailand long-term without working. Visa Centre manages the full process: document preparation, the consulate application, and in-country annual extensions, with the funds-timing mapped to your dates.
ELIGIBILITY AT A GLANCE
• Age: 50 or over
• Money: THB 800,000 in a Thai bank — or — THB 65,000/month income (or a combination)
• Stay: 1 year, renewable annually, indefinitely
WHO THE RETIREMENT VISA IS FOR
If you're 50+ and want to live in Thailand long-term without working, this is your route. It fits three people especially well:
• The full retiree — done with work, ready to settle.
• The semi-retiree — living off a pension, investments, or rental income (you just can't work in Thailand on this visa).
• The "try before you commit" — testing a year in Thailand before selling up back home.
Not 50 yet, or planning to work remotely? The Destination Thailand Visa (DTV) is almost certainly your route instead — we'll point you there, not sell you the wrong visa.
WHAT YOU ACTUALLY NEED TO QUALIFY
Two boxes: age and money. Age is simple — 50+. The money test is where the detail lives, and you only need to satisfy one of these:
• THB 800,000 in a Thai bank account, or
• THB 65,000/month in provable income (e.g. a pension), or
• a combination that totals THB 800,000 across the year.
An insider tip that keeps your approval smooth: the 800k isn't a "show up on the day" number. For most extensions it must sit seasoned in a Thai account — 2 months before, and 3 months after your application, then maintained. Move it too early and the application falls over on a technicality. (Guidance per the Thai Immigration Bureau, last verified Jun 2026 — we confirm the exact seasoning rule for your case before you lodge.)
If you apply for the O-A from your home country, add a police clearance, a medical certificate, and Thai health insurance meeting the official minimum cover. The in-Thailand Non-O route skips some of that — which path is cheaper and faster depends on where you are right now. That's the first thing we work out with you.
HOW IT WORKS, STEP BY STEP
1. We confirm your route — O-A (from abroad, 1-year) vs Non-O (convert in Thailand). Five-minute call.
2. You prepare the money trail — we give you the exact seasoning timeline so the funds are "ripe" on the day.
3. Documents assembled — we build and check the full pack so nothing's missing.
4. Lodge — at the Thai embassy/consulate (O-A) or Immigration in Thailand (Non-O).
5. Receive your visa — then we set up your 90-day reporting and re-entry permit so your status never lapses.
6. Annual extension — we handle the renewal each year, on time, every time.
WHAT IT COSTS — AND HOW LONG IT TAKES (figures guidance, verified Jun 2026)
O-A (from abroad): government visa fee ~THB 5,000 single / ~7,000 multi; insurance required (official min. cover); typical timeline 2–4 weeks; validity 1 year.
Non-O (in Thailand): government fee ~THB 2,000 + ~1,900 extension; insurance recommended; typical timeline 3–5 weeks incl. extension; 90 days then extend to 1 year.
HOW WE TAKE IT OFF YOUR PLATE
• A named case manager — one person, your number, not a ticket queue.
• The seasoning timeline mapped to your dates — the single biggest rejection-saver.
• Document assembly and pre-check before anything is lodged.
• 90-day reporting + annual extension handled so your status never lapses.
• Live status tracking — you always know where it's at.
YOUR DOCUMENT CHECKLIST
• Passport (valid 18+ months) + photos
• Proof of funds (bank letter + statements) or income evidence
• O-A only: police clearance, medical certificate, compliant health insurance
• Completed application + address in Thailand
(We provide the exact templates and check each one.)
Requirements change; we verify the current rules for your case. Verified against official sources Jun 2026 (Thai Immigration Bureau immigration.go.th, Thai MFA mfa.go.th).
