Thailand Long-Term Resident Visa (LTR)
The Thailand Long-Term Resident (LTR) visa is the country''s premium long-stay option: a 10-year multiple-entry visa administered by the Board of Investment (BOI). It covers high-net-worth retirees, high-income remote professionals, investors, and senior executives in target industries. THE FOUR LTR CATEGORIES
WEALTHY GLOBAL CITIZEN
For high-net-worth individuals with significant global assets — not necessarily retirees or workers.
Requirements: USD 1,000,000+ in global assets AND USD 80,000/year income for the past 2 years AND health insurance with minimum THB 40,000 inpatient coverage (or USD 100,000 self-insured deposit held in a Thai bank or Thai investment).
Who applies: wealthy individuals who want Thailand residency as a lifestyle choice, not tied to employment or pension income.
WEALTHY PENSIONER (50 or older)
For retirees drawing income from overseas.
Income threshold option A: USD 80,000/year from overseas sources (pension, superannuation pension phase, rental income, dividends, investment distributions).
Income threshold option B: USD 40,000–79,999/year combined with: a Thai property purchase OR Thai government bond investment of USD 250,000+.
Health insurance: must have qualifying health coverage or the self-insured deposit.
Who applies: Australian superannuation pensioners, European retirees, US social security recipients who want a stable 10-year Thai residency without the annual extension cycle.
WORK-FROM-THAILAND PROFESSIONAL
For high-income remote workers employed by or contracting with overseas companies.
Income threshold option A: USD 80,000/year from a remote employer with 3+ years of operating history.
Income threshold option B: USD 40,000–79,999/year AND: a master's degree OR ownership of a patent or IP registered in Thailand or abroad.
Who applies: senior remote employees, high-earning contractors, tech professionals working for global companies while living in Thailand.
Note: this category includes bundled work authorisation for the qualifying remote employment — no separate work permit is needed for that role.
HIGHLY SKILLED PROFESSIONAL
For senior professionals employed by Thai or multinational companies operating in Thailand''s target industries.
Target industries: digital technology, smart electronics, biotech, food processing, next-gen automotive, robotics, aerospace, medical hub, biofuels, smart agriculture, education.
Salary threshold: depends on industry and role. Typically USD 80,000+/year equivalent.
Employer requirement: the Thai or multinational employer must operate in a BOI-target industry.
Who applies: C-suite and senior technical staff at major Thai or multinational corporations.
WHAT THE LTR PROVIDES (ALL CATEGORIES)

• Multiple-entry — unlimited international travel without re-entry permit requirements
• Annual address reporting — replaces the quarterly 90-day reporting requirement
• Family inclusion — spouse and children under 20 receive LTR status (all four categories)

• 50,000 THB government fee (one-time, for the 10-year grant)
• Work authorisation — bundled for Work-From-Thailand Professional and Highly Skilled Professional categories
APPLICATION PROCESS
Submit to the BOI One Stop Service Centre at ChamChuri Square, Bangkok, or online at ltr.boi.go.th. BOI endorsement target: 20 working days for a complete application. Overseas applicants receive the BOI endorsement letter first, then collect the physical visa stamp at a Thai consulate in their country.
HEALTH INSURANCE REQUIREMENT
All LTR categories require health insurance meeting BOI minimum standards (THB 40,000 inpatient / THB 3,000 outpatient minimum per claim), OR a self-insured deposit of USD 100,000 held in a qualifying Thai bank account or Thai investment instrument. International insurance policies from major insurers are accepted if they meet the coverage floor.
